Course Duration
PG Diploma program in real estate management, with specialisation
opportunity in development, marketing and finance & investment, is
offered as a six-month part-time program, so that students and
working professionals can pursue this course without interrupting
their full-time assignment. Classes will be held for four days per
week, on evenings and week-ends to offer maximum flexibility.
Course Structure & Content
The PG program in Real Estate at IDS-NIREM gives you the opportunity
to discover your true potential and to define your career goals for
the future.
The curricula provide you with both the fundamental knowledge and
advanced analytical skills for success across the spectrum of the
real estate industry. You get an in-depth understanding of the
profession and study all phases of the real estate transaction.
The program consists of a required two-tiered core curriculum
designed to provide a broad foundation for the entire discipline.
You then select a concentration from three areas: Development,
Marketing and Investment. The program is rounded out by an elective
project course to broaden your understanding of a related area. The
project course, the equivalent of a master’s thesis or comprehensive
exam, is the culminating experience of your program and reflects
your knowledge and desire to become more expert in a certain area or
aspect of the real estate industry.
Core Curriculum: The Fundamentals of Real
Estate
The core course curriculum is designed to provide you with a broad
and deep foundation that supports the concentration course work and
serves you throughout your career. Core curriculum i.e. Tier-I and
Tier-II courses are common for all the diploma programs whereas
specialisation starts with the optional courses.
Tier I courses introduce real estate and impart an understanding of
the legal and accounting environment in which transactions take
place. You also work to improve your business communication and
managerial skills.
Tier II courses build on the first tier. You examine the macro
forces underlying current and future demand for the various forms of
real estate and acquire the analytic tools requisite for valuing
real estate assets. You also learn to analyze demand for a
particular property type at a specific location and the options for
financing that property. The Development Process course examines
every phase of a real estate project development-from proposal to
contracts and up to project completion.
Concentrations:
Focusing on a Path
While the extensive core curriculum insures that
IDS-NIREM
graduates have a comprehensive understanding of real estate, the
concentration requirement allows students to select an area of
specialized expertise that differentiates them from generalists in
the real estate industry.
A concentration consists of two courses and includes a project work
specific to area of concentration.
Real estate is an industry with many complex segments and a IDS-NIREM
concentration often communicates that a graduate brings leadership
and immediate value-add in that area of expertise. At the end of
core curriculum, students, in consultation with their advisors,
select a concentration from among the different areas. IDS-NIREM
currently offers three concentrations in real estate, as given
below:
Real
Estate Development:
This concentration offers the widest level of career choice and is
therefore aimed at graduates who seek a generalist career in
property business. This could allow students to obtain a grounding
in a wide range of issues including development, management,
investment and appraisal from the perspectives of owners, occupiers
and advisors.
Real
Estate Marketing & Leasing:
This concentration offers a more specialized career choice of real
estate sales & marketing. Therefore this concentration will give
students a depth of knowledge concerning real estate marketing
strategy formulation and execution. The marketing concentration
focuses on the nature of real estate marketing and its environment,
selecting target markets, marketing research, customer behavior, and
forecasting sales, agency management, customer service etc. The
course shall also include real estate professionalism and ethics,
characteristics of successful salesperson, time management,
psychology of marketing, listing procedures, advertising,
negotiating and closing, financing, and the deceptive trade
practices-Consumer Protection Act, business & commerce codes etc.
Real
Estate Finance & Investment:
The concentration offers a wide career choice in the fast growing
field of real estate finance, investment and capital market.
Therefore, it will give students a depth of knowledge concerning the
role of property in the investment portfolio alongside bonds and
equities (shares traded in stock markets). The programme also
examines how property can be financed. Students taking this route
may have some prior knowledge of real estate or finance and wish to
develop a more specialized career in real estate investment and
finance; alternatively, the programme offers a direct route into
this increasingly important area of the investment markets.
Valuation and Analysis:
If you want variety in your job, real estate appraisal may be a
perfect option for you. A career in valuation and analysis provides
fresh challenge with every assignment you accept. There are many
paths to choose which can be tailored to fit your work and
lifestyle— you may run your own business, work as a member of a firm
composed real estate professionals from diverse areas, or serve on
the staff of a financial institution, government agency or large
corporation.
